Upon entering the property, one is immediately struck by the spacious and welcoming central entrance hall with cloakroom. To the left is the extended, south facing sitting/dining room which offers plenty of space for a growing family, and to the right a good size heart of the home kitchen/breakfast room. The modern kitchen boasts integrated appliances and ample storage space, along with access out to the rear garden.

Making our way to the upper floor, the property offers four, well-appointed bedrooms and a beautifully finished family bathroom. The principal bedroom benefits from having a range of fitted wardrobes and dressing table.

The property has gas central heating and is double glazed throughout.

Outside to the front, a driveway provides ample off-road parking for a number of vehicles and leads to the attached single garage. To the rear, the garden is a good size with both a patio and lawned areas lined with plants and shrubs. There is also a timber summer house with power and a personnel door into the garage.

Situation

This property benefits from an excellent location on the border of Felpham and Middleton-on-Sea, boasting a non-through road position that affords peace and tranquillity, making it an ideal location for families and commuters alike.

In Middleton village, there is a popular sports club, newsagents, post office, hardware store, doctors, pharmacy and convenience store. Further facilities such as a sailing club and sports centre with swimming pool and golf club can all be found in Felpham. A regular bus service links the area to Bognor Regis and Chichester which both offer a wider range of shops.

Why live in Middleton-on-Sea?

The development of modern Middleton began after World War I, when Captain H Rowlands S Coldicott purchased great swathes of farmland with a plan to create both a residential estate and a village community.

This led to the development of the private Sea Lane Estate, which is still a sought-after residential area today thanks to its proximity to the sea and local shops. There are also many pretty thatched properties in the area along with small retirement apartments, bungalows and large family homes that enjoy direct access to the sea while, in neighbouring Felpham, we have the glorious private Summerley Estate.

Middleton-on-Sea is within easy reach of Chichester and Bognor Regis and is a perfect setting for family life. We have two local schools, including the Bishop Tufnell Primary School and the Felpham Community College for secondary students, along with a day nursery for pre-school children. We also have a good range of shops for such a small village, including coffee shops, a Post Office, a family butcher, a general store, newsagent, fish and chip shops, gift shops, a florist and some friendly pubs.

At low tide, Middleton-on-Sea’s sandy beach stretches from Littlehampton to Bognor Regis and is a favourite for local dog walkers and those who enjoy the fresh air and tranquillity of the sea.  Elmer Sands, a mile east of Middleton, is a particular beauty spot, enhanced by the interesting rock islands that were built as a sea defence two decades ago and which have left rock pools and safe areas for swimming and beginner water sports. Over in Felpham you’ll find beachfront cafés, the Arun Leisure Centre, which has a swimming pool and a well equipped gym, and public tennis courts next to the Promenade.
