Full description

Briar Cottage is the quintessentially English ‘chocolate box cottage’, improved by the current owners and benefiting from a recently replaced thatched roof. The property is now offered for sale with the advantage of no onward chain and is located within the highly desirable private Sea Lane Estate, within the designated ‘area of special character’, and within yards of the beach making it an ideal weekend retreat or main residence.

The accommodation measures 1,019 Sq Ft (1,190 Sq Ft in total including the garage) and briefly comprises: on the ground floor, an entrance hall with stairs rising to the first floor, a 20’11ft dual aspect sitting room with feature fireplace, fitted storage and parquet flooring, and the country style kitchen with its built-in dining table and seating. Also on the ground floor is the 3rd bedroom, which could equally be used as a snug, home office or dining room. A cloakroom completes the ground floor. The first floor comprises two double bedrooms and a recently modernised bathroom.

Outside, the established gardens wrap around the property, are mainly laid to lawn with an area of patio with mature borders, hedges and trees providing a high level of privacy on all sides. There is also a timber summer house with power, a detached garage and ample off-road parking.

Why live in Middleton-on-Sea?

The development of modern Middleton began after World War I, when Captain H Rowlands S Coldicott purchased great swathes of farmland with a plan to create both a residential estate and a village community.

This led to the development of the private Sea Lane Estate, which is still a sought-after residential area today thanks to its proximity to the sea and local shops. There are also many pretty thatched properties in the area along with small retirement apartments, bungalows and large family homes that enjoy direct access to the sea while, in neighbouring Felpham, we have the glorious private Summerley Estate.

Middleton-on-Sea is within easy reach of Chichester and Bognor Regis and is a perfect setting for family life. We have two local schools, including the Bishop Tufnell Primary School and the Felpham Community College for secondary students, along with a day nursery for pre-school children. We also have a good range of shops for such a small village, including coffee shops, a Post Office, a family butcher, a general store, newsagent, fish and chip shops, gift shops, a florist and some friendly pubs.

At low tide, Middleton-on-Sea’s sandy beach stretches from Littlehampton to Bognor Regis and is a favourite for local dog walkers and those who enjoy the fresh air and tranquillity of the sea.  Elmer Sands, a mile east of Middleton, is a particular beauty spot, enhanced by the interesting rock islands that were built as a sea defence two decades ago and which have left rock pools and safe areas for swimming and beginner water sports. Over in Felpham you’ll find beachfront cafés, the Arun Leisure Centre, which has a swimming pool and a well equipped gym, and public tennis courts next to the Promenade.
