Investment yields are a key performance indicator
Property for buy-to-let continues to interest investors, particularly those looking for an income balanced with long term capital growth.
Working out the yield for any given property will indicate its viability when taken into account with the investors objectives.
“Demand for rental properties has remained consistent so we can advise investors as to which types of property are in highest demand and which therefore should attract the best yield,” reports Lily White, director at Henry Adams Lettings in Chichester.
“As a way of generating a good steady income, the return on prime investment stock will, in the majority of cases, still be considerably more that any current high street bank or building society interest rates on savings. With potential for capital growth as well, it can be seen as an attractive option.”
Much of Lily’s time is spent advising people who are considering a buy-to-let investment and guiding them in terms of the most appropriate rental properties and the likely yields, so much so that Henry Adams Lettings now has a buy-to-let yield calculator for quick and easy calculations.
“It’s not just about the property investment and likely income yields though, so we’ll also talk through landlords’ responsibilities, tax implications and financing.
“Some investors come and talk to us at the start of their search so we’ll offer advice about what and where to buy, and what income could be achieved. Others already have a shortlist which we can run through with them in more detail, whether they’re on the market with Henry Adams or anyone else, to establish whether it’s likely to meet their objectives.
“They are also welcome to email us details or provide a link for any property they’ve shortlisted for our honest appraisal until they find one which suits their requirements in terms of investment and likely return.”
For advice on how to become a landlord, request an information pack from one of the Henry Adams lettings offices in Bognor & Aldwick, Chichester, Emsworth, Midhurst, Petersfield, Horsham and across the region.
“People are always welcome to contact us online or by phone - or better still come and visit us so we can sit down and have a proper discussion,” said Lily.
Henry Adams Lettings is also recommended in the Best Estate Agency Guide for professional customer service and they have been voted in the Top 100 Agents in the country for 2018.
