Autumn gardens to attract top tenants
Our Chichester lettings team is reporting that two and three bedroom houses with manageable gardens are especially sought after at the moment, although most sizes and types of property are of interest to prospective tenants.
Lily White, lettings director, explained: “Traditionally the lettings market quietens down at the end of the summer although in recent years we have found demand is spread more evenly throughout the year. The good news for tenants is that more properties are becoming available - although still not enough to meet demand when it comes to two and three bedroom houses.”
Family homes near good schools are particularly popular and almost all sizes of family houses rank highly amongst those who want to enjoy their own outside space, either for the children to play, a degree of privacy or to enjoy year round natural colour.
“Low maintenance gardens are the key when it comes to lettings,” advised Lily, “ideally with a practical patio, an easy-care lawn and evergreen shrubs for the best combination. With many of our larger properties, however, tenants and their families will be able to make the most of the changing seasons in wonderful gardens of anything up to an acre or two, in which case it’s more important than ever to agree garden maintenance terms to ensure it stays in tip top condition.”
Naturally all gardens need maintaining and the more glorious they are to look at, the more work is needed to keep them at their best. Usually landlords and tenants will come to a negotiated settlement over payment of a gardener’s services, resulting in reassurance for both parties that the garden will be well maintained during the occupancy.
“A lovely garden can be a real asset, especially at this time of year when the autumn colours show through and again of course in spring and summer. It can help in successfully attracting interest from tenants who in turn will be able to enjoy all the attributes of the garden year round,” said Lily.
