New 'minimum standard' for EPC ratings go live in 2018 for rental properties

EPC changes are due to come into force next year, and we now have a far better understanding of how these changes might affect some of our landlord clients.

The new ‘minimum standard’ 

The change has set about bringing in a new ‘minimum standard’ when it comes to the efficiency rating of a rented property. From 2018, properties re-let or let for the first time will need a minimum rating of ‘E’. 

There are cases in which certain exemptions will apply; all listed buildings, for example, will be exempt from the new regulations. The new regulations will then apply to all let properties by the year 2020.

The minority are affected

The good news is that for the very high percentage of landlords this change will have no impact at all. The majority of let properties already fall within the necessary ‘A’ to ‘E’ banding, but for those who have a property that falls below the required ‘E’ rating, guidance and advice will be offered to address the matter. There will also be certain exemptions available that landlords may be able to apply for.
