Stamp Duty’s impact on Buy to Let
“Naturally nobody wants to pay the additional stamp duty levied on investment property but its introduction at the start of April has done little to alter the plans of the vast majority of property investors,” reports Richard Town, partner and head of lettings at our Horsham & Haywards Heath offices.
Market growth
“The over-riding message from the investors I speak to every day is that their main goal is to acquire the properties most likely meet their financial objectives in terms of income and long term capital growth. New and existing landlords are still planning on buying more properties in and around the Horsham area in the coming six months.”
Best destinations
The growth of Horsham’s popularity as a great place to live has been widely recognised and with further investment in the amenities of the town, it’s set to continue. This makes the area a safer place to invest in rental property, something which landlords have been quick to appreciate.
“Confidence in the market doesn’t appear to have been impacted at all by the changes in Stamp Duty earlier this year,” says Richard. “In fact, the majority of landlords take a longer term view and finding the right property is more important to maximise income streams, reduce void periods and capitalise on long term capital growth. With interest rates remaining low, investing in property to let continues to be very much in demand.”
Sorting the shortlist
Every office of Henry Adams Lettings is on hand to advise both experienced and first time investors from the outset, including recommendations and expected returns on their proposed shortlist of properties whether or not they are listed for sale through Henry Adams or another local agent.
“Our service to landlords extends from the moment they get in touch, right through the investment process and then to letting & property management,” Richard says. “It’s one of the reasons we are lucky enough to have a large number of clients returning to us time and again.”
