Buyers’ wish lists
If you could have your perfect home, what would it be like? Fortunately we’re all different and every one of our buyers is looking for a unique combination of characteristics. There are however a few ingredients that come up more often than not:
Location
Finding the perfect location may be an old cliché but it’s the one thing about a property which can’t be changed so it’s top of the list for almost every buyer we meet.
But that doesn’t mean that everyone wants the same place - the perfect location for a young family might be easy access to an outstanding primary school while second homeowners might prefer somewhere more isolated, perhaps with fantastic views. Thankfully, location isn’t a one-size fits all.
Looks
Well-tended gardens both front and back, make a huge difference to the first impressions and very few buyers these days want to create a garden out of a wilderness. Well-stocked borders and a nice expanse of lawn, ideally with a southerly aspect, and a smart patio area which isn’t overlooked by neighbouring property, are always well received. At the top end of the market, acreage and privacy becomes more sought after.
Layout
At the moment there’s a strong preference for an immaculate home featuring a contemporary, open plan kitchen or at the other extreme, a project where buyers can make their own mark. An open fireplace or a wood burning stove is also on a lot of ‘wish lists’.
But as long as the home is clean and uncluttered, buyers are willing to be fairly flexible and will adapt the decor and style of the property to suit their own tastes once they’ve moved in.
