Description
Lot 1 (edged red) consists of a total area of 165.16 ac (66.84 ha) oh which 5.86 acres is woodland and the remaining area is arable land which has been used for growing of combinable crops for numerous years. The land parcels are easily accessed by public highways. The land is situated approximately 200 metres above sea level and the soils are classed as Grade 3 under the Agricultural Land Classification. It will be noted from an inspection that there are some margins and field corners that are not cropped as a result of an Environmental Stewardship Agreement that has now expired. There are multiple redundant water troughs located on the property. These are not live and we are presently trying to locate the position of any water meters. The farm has received the annual Basic Farm Payment and, if relevant, 64.55 units of entitlement will be transferred to the purchaser.
